When we started managing this community the outstanding dues uncollected were over 28 percent of their annual budget. Without raising HOA fees that metric has been reduced to just 10%. We've also given homeowners the opportunity to pay their fees online and to automate their monthly payments.
Board members are elected representatives who are typically unpaid, yet bear a responsibility from which they cannot take time off. But sharing that responsibility with Community Managers of the Poconos means you have a service you can trust to answer the phone when someone calls.
What are your community challenges? OVT as an example suffers from litter blown across the street from the nearby shopping center. There was no accountability among the neighbors so a camera system needed to be installed. We implement strategies to address the best way to solve or alleviate your community challenges. For OVT we got a camera system installed and send a worker there weekly to clean up rubbish.
When we started managing OVT the grass was getting cut for $450 by a board member's relative, but they discontinued service when that board left. We were able to save the community money by changing service to every two weeks and cutting it in house, and later on we were able to find a service provider who provided the service for $400.
Based on your community's needs we can develop a regular schedule of drive through inspections to identify the owners straying the most from compliance with HOA rules.
Then we can follow a system of warnings and fines to get them back into compliance. OVT suffered mostly from a shopping cart issue which has been reduced to 2% of what it used to be.
Associations require maintenance. We are regularly responding to urgent mattes like common lights that are off and a dumpster area that needs cleaned up after a visit by the bear. If you let this go your residents will treat the common areas worse and worse over time.
We stay up-to-date on all relevant laws and regulations. We have an attorney on retainer to offer legal advice to you at a discount. Many HOA's are finding out the hard way they were not following their own bylaws related to frequency of meetings and how to notify residents. When someone gets angry you need to make sure you've been in compliance.
